~ "Staging" your home! - How your home appears to prospective buyers is of utmost importance! Why else would new home builders spend tens of thousands of dollars furnishing and decorating model homes? It takes training to know how to set up a home to look it's best to the buyers who visit. Remember, you're not making it look best according to your tastes, but to the buyers taste! Just like an interior designer undergoes special training, so does a "stager". I will review the exterior of the home to advise on any areas needing improvement, including landscaping. I will also go through each room of the home to advise on furniture arrangement, placement of accessories, wall hangings and all aspects of making your home look its best to visitors. It's amazing how some small adjustments can make a big difference in the appeal of your home. And, of course, we want it to appeal to the largest pool of buyers to improve the chance of getting an offer!
~ NO Processing Fees! - This has been a new fad for the last 5-6 years. Sometimes called a Transaction Fee, Processing Fee, Regulatory Compliance Fee and other names that sound important and mandatory, this is just another fee in addition to the commission you pay. It just increases the cost of doing business, but you get nothing extra for it - therefore I call it a junk fee! It's not mentioned a lot, but it is put on the listing agreement so then you're obligated to pay it if you sign. I Never charge any kind of extra fees, ever!
~ Seller Representation - This is very important to understand when you list your home! Florida laws dictate the choices real estate licensees have in handling real estate transactions. Many homeowners are not aware that MANY REAL ESTATE LICENSEES DO NOT REPRESENT YOU WHEN THEY LIST YOUR HOME! They are not "agents" for you! (The definition of an "agent" is someone who represents you and your interests). Many large companies will not allow their licensees to represent their clients as agents as they do not want to be held responsible for any errors their licensees make! Nice deal for the real estate company ~ but maybe not such a great deal for the home seller!! I will explain this to you in full. A licensee who IS representing you as your "agent" is a Single Agent as defined by Florida Law. A licensee who is classified as a Transaction Broker is not an "agent" as they are handling the sales transaction Equally for both buyer and seller, even though they may be the Listing Licensee for the seller, per Florida law. Then, there are licencees who are not in any way or capacity representing the person they are working with as they are a "Non-Representative" per Florida law. You should always check the license status of anyone you are considering hiring to make sure they are "actively" licensed by the State of Florida. This will not tell you how they will be working with you, as described above, but will let you know their real estate license is in Active status. Do not work with anyone who is not Actively licenced and is selling real estate, other than their own properties, as they are commiting a Felony. You can check on the status of any person to see if they are actively licenced by going to: www.MyFloridaLicense.com and clicking on "verify license status". Report any unlicensed activity.
~ What do you want from an agent? Do you want to get the highest price possible? Do you want to pay the least amount of real estate commission? Do you want to have the least amount of stress while selling? Do you want the best exposure for your home to buyers? Do you want high quality products to advertise your home? Do you want honesty and unbiased facts from your agent?

~ I recognize that every home is different and every homeowner has different reasons for selling, priorities and time frames for selling. When I say I am providing a "customized listing package" for your home, I am adjusting my marketing to accommodate your special needs.
~ Team Concept - No thanks! One of the newer ideas in real estate is for an agent to create a "Team" and it is touted to be a way to service you better. I've tried it and decided it wasn't for me. I prefer to give Personalized Service. Instead of my clients calling and talking to numerous salaried clerks, who then have to pass along the information to me (which we all know can lead to miscommunication) or who want to go home at 5pm and leave incompleted work for Monday which leaves clients hanging out there waiting, I handle my business myself. The main idea behind having a Team is for the agent to make more money - ah, yes, the American Dream - but in doing so the client looses personal contact with the agent, may not have needed access to the agent 7 days a week, and in some cases, may never talk with or see that agent again after the listing appointment; some agents don't even bother to come to the closing. Sure, I like to make money, but never at the expense of my client receiving less than they should. I'm always available for my clients.
In this respect, I also have a personal philosophy: I never refer businesses, home inspectors, title insurance companies, etc. who are affiliated with my company. I only make referrals to companies who are independent and who I will not receive a referral fee or any business incentive from, only who I have had experience with as doing a good, professional job. A new trend with large real estate companies is to offer "One Stop Shopping" by providing a mortgage company and title company owned by or affiliated with the real estate company. In reality, this usually is of no benefit to the client and may result in the client paying a higher price for the service and with possibly a lower level of service. Many real estate agents buy into these affiliated companies and then receive a dividend check for the business these companies do. As a result, an agent may refer a client to these affiliated businesses as they have a monetary interest ~ not because they will do the best job for their client. The public, in general, is not aware of many of these new real estate trends and how they can affect the service they receive and the prices they are charged. I always give a list of my preferred businesses I recommend, but my clients can always choose whoever they want. Full disclosure and honesty always is my policy.
