Dec. 15, 2009:  Credit scores more important than ever

It's important to understand how agents work with you.  ALL agents with ALL companies in the state of Florida must work under the same guidelines of "Agency", which means what capacity the agent is working with you or representing your interests (or, with some agents, Not representing you at all).

As your Buyer Agent I will provide the following:

  Show you all homes listed with ALL companies.

  Show you RESALE homes and am paid by the seller's listing company of the home you buy ~ as the Buyer, there is no charge to you ~ the best deal in town!  Also, I do NOT charge you any junk fees (often called Transaction Fee, Processing Fee, Regulatory Fees, etc.) as is the trend with many real estate licencees.

Show you NEW BUILDER HOMES and am paid by the builder. Remember, the salesperson at the model homes works for the builders! You need someone to represent your interests and help you through the entire process. When you use a Realtor as your Buyer Agent to purchase a new home, you don't pay a penney more for the home. The builder pays agents out of their annual advertising budget which is already allocated for and they will not reduce the price of the house if you do not use an agent. Remember, I represent YOU in this home buying transaction!!!

On "For Sale By Owner" homes you express interest in, I will contact the homeowner to discuss if they will work with a real estate agent bringing in a buyer.  Most "FSBO's" are happy to have an agent bring a buyer, write the contract and handle the transaction for them.

   You get a full-page color-photo MLS print out of each home visited, spiral bound with other information important in buying a home.  This report will give you all the details about each property we visit and you can make notes on each home.
   
   
   A Comparable Market Analysis ON EACH home you visit so you know
   how it stands in price compared to the neighborhood ~ you get this
   before you make a decision on the house, not after, as most agents do.
   After all, you want to know you are not overpaying for a home just
   because you are emotionally attached to it.  This is, after all, your
   largest investment and the day will come when you will want to sell it
   yourself.

   Local school information - if the school districts are of importance,
   I have links on this web site which give the boundary maps, state
   school score ratings and the individual school web sites for all 
   schools.

   Flood area information - I will research the FEMA (federal gov't.) maps
   and provide you with a color copy of the map for your chosen home.

   Utility and moving information - Utility information for your future home
   will be provided for your convenience when ordering service.  I will also 
   actually order these utility services for you if you wish.

   NO "Processing Fees", "Transaction Fees" or "Governmental
   Regulatory Fees" - They sound important and some sound absolutely
   mandatory - but guess what - they aren't!  These are fees charged by
   many real estate companies and/or their agents and are simply extra
   fees that you need not pay.  To me, they are "Junk Fees" and I don't
   charge them.  This can save you hundreds of dollars at closing!

   Re: Referrals to reputable mortgage lenders, home inspectors, etc.
   Note: I do NOT refer you to any of the above so I can get a referral fee
   from them.  Many companies refer buyers to their affiliated companies
   and the agents earn a fee or a dividend check from those companies.
   Using an affiliated company does not mean you would get the best
   competitive price or the best service.  You can rest assured that I only  
   refer companies who I respect due to their honesty and ethics, and who
   I have had positive experiences with. I absolutely do not refer anyone to
   any title, mortgage or other vendor who is affiliated with my company.
   I want only the best for my clients.  Extra money in my pocket is not a 
   factor - I sell homes, nothing else!

   When you go under contract for a house, you will be set up with your own page you can access under the "Client Update" button on my website at your convenience 24/7.  You will see photos of your chosen home, the deadline dates you need to meet, all the details of the transaction, a copy of the contract, copy of your escrow check, copy of your home inspection and all other pertinent documents.  Also included is advice and suggestions about utilities and homewowner's insurance and contact phone numbers, plus all contacts such as mortgage lender and title company.  All deadlines are also posted and you will receive an e-mail the day prior to an important appointment or deadline. It is constantly updated with the latest information on your transaction so you always know what is going on. I do not know of any other real estate agent offering this free upgrade service.

  the property is in good order.
