When your home receives the "Blue Ribbon Home" designation, you receive these upgrades from Joan:

    A)  A FREE Homeowner's Warranty - This is a $399. value and is given to the buyer
         at closing of the home ~ it is paid for by Joan.  It is beneficial to you as a seller as this
         creates more "value" to your home and gives the buyer peace of mind that they will
         not have to pay out a lot of money for unexpected repairs during that first year of
         ownership. 

   B)  Special Sign Rider in front of home - This special sign rider brings attention to your

Homes must Qualify for this special designation.  Only homes meeting the strict criteria will display the "Blue Ribbon Home" sign rider in front of the home and may have the "Blue Ribbon Home" featured on their flyers, in the MLS and on Realtor.com.  Only a small percentage of homes will actually qualify for this special marketing designation, but the ones that do qualify will get the benefits of:

To Qualify for the "Blue Ribbon Home" designation a home must meet the following criteria:

    1)  Property must meet Joan's checklist of qualifications via a visual inspection of the
         property and interview with the sellers.

    2)  Sellers must obtain a Home Inspection from a reputable home inspection company and
         must make any necessary repairs to home.  The inspection report and the receipts for 
         repairs will be displayed in the Property Info Book placed in the home for buyers to
         read when visiting the home.

    3)  Sellers must maintain the home and property in the same condition until closing.

    2)  Property must be in "Mint Condition" inside and out!  This means no damage, no worn
         paint or flooring, no dead grass or plants...and more.  The home must be attractively
         decorated with no clutter.  As an accredited Home Stager, Joan will give a Free
         evaluation on how to make the home look its best.

    3)  Any items needing repair or cosmetic improvement must be corrected.
